Clarity before commitment

Curb appeal tells only part of the story.

A welcoming storefront matters, but a retail property is much more than its facade. Roof conditions, shared systems, service areas and customer access can all shape your ownership questions. Multiple tenants can add another layer of complexity to an otherwise simple-looking building.

J&C Commercial Property Inspections helps buyers, investors and owners understand visible, accessible conditions in retail properties. Detailed, straightforward reporting gives you a clearer basis for follow-up, maintenance discussions and decisions about your commercial investment.

What we look at

The systems behind the space.

Every property is different. The final inspection scope is agreed before the visit and depends on the building, access and your objectives.

Storefronts & exterior

Exterior walls, glazing, entrance doors and accessible facade components are reviewed for observable deterioration or other concerns.

Roof & water management

Accessible roofing and drainage components deserve attention where water intrusion could affect tenant spaces or inventory.

Shared building systems

Visible HVAC, electrical and plumbing components are reviewed within the agreed scope, with attention to accessible shared and tenant areas.

Sales & service spaces

Accessible sales floors, back-of-house areas, restrooms and common interiors can show different patterns of wear and maintenance.

Customer access & site

Parking and pedestrian areas, site grading and drainage provide context for the property’s visible exterior condition.

Life safety & egress

Visible life-safety features and exit routes are considered within scope. Specialized testing or compliance reviews need a separate agreement.

A commercial inspection reviews conditions that can be observed within the agreed scope. It does not uncover every concealed defect or replace specialized engineering, environmental or compliance evaluations.

Put the findings to work

Understand the property before the next chapter.

A single storefront, a fully occupied retail center and a mixed-use acquisition each call for a clear access plan. Tell J&C which spaces are part of the transaction, how they are used and where your concerns lie. The inspection helps you ask informed questions about observed conditions before purchase, leasing or ownership decisions.

Discuss your property

Before the inspection

Provide the address, approximate size, tenant count and important dates. Coordinate access with the owner or manager and collect available roof, HVAC and maintenance records. Identify any restaurant equipment or specialized systems so the scope can be discussed in advance.

Retail property inspections FAQs

Have a question about your specific property?

Talk with J&C
What does a retail property inspection include?

The agreed inspection reviews visible, accessible building components such as roofing, exteriors, structural elements, HVAC, electrical, plumbing, interiors, life-safety features and site conditions. Storefronts, shared areas and tenant access are important details to discuss when setting the scope.

Do you inspect individual stores and shopping centers?

J&C works with retail properties ranging from standalone stores to retail centers and mixed-use properties. Share the address, size, tenant count and spaces you want evaluated so the proposal reflects the property.

Can an inspection take place while shops are open?

Operating hours, customer activity and tenant permissions can affect access. Discuss the schedule with J&C and the property contact before the visit. The agreed plan should identify accessible spaces and any restrictions that may limit the inspection.

Does the inspection cover restaurant or specialty tenant equipment?

Do not assume cooking equipment, refrigeration, suppression systems or other specialized tenant equipment is included in a general building inspection. Identify these systems when requesting a quote and confirm whether separate specialist evaluation is needed.

Will an inspection determine landlord and tenant repair responsibilities?

The inspection documents observed building conditions; it does not interpret a lease or assign legal responsibility for repairs. Share relevant physical concerns with J&C and review responsibility questions with your transaction or legal advisers.

What information is needed for a retail inspection quote?

Start with the property address, approximate square footage, tenant count, current use and decision deadline. Known concerns, access restrictions and available maintenance records also help define the inspection scope.

Where are retail property inspections available?

J&C serves commercial properties within approximately 2–3 hours of Puyallup, Washington, including Tacoma and the surrounding South Puget Sound region, plus Arizona. Contact J&C with the specific address to confirm coverage.
